Appraisalaudit.com's core product is a Retrospective Field Review Appraisal. Our reviewers perform the following:
- Drive by and photograph the subject property and original comparables.
- Confirm, when reasonably possible, the sales information on the subject and original comparables.
- Test the statements in the original appraisal against the Multiple Listing Service, tax records, real estate records, and other sources.
- Critically analyze the original appraisal.
- Obtain at least two additional comparable sales.
- Conclude the value estimate in the original appraisal was reasonable or provide a revised value along with justification thereof.

In the course of reviewing thousands of financial transactions, we have identified a number of transactions in which property value were potentially overstated. An overstated property value is particularly insidious in a mortgage loan transaction. Not only does the overstatement entice the lender into a transaction it might not otherwise close, but it also strips the lender of a substantial portion of the security the lender relies on in the event the borrower is unwilling or unable to pay the mortgage payments as agreed.
Identifying a property value issue is fairly routine. Providing evidence of overstatement sufficient for a financial institution to make an informed business decision about what to do with the property and who might be responsible for the overstatement is problematic.
